14 TO 18 TIMES GROWTH STORY OF PROPERTY MARKET IN JAIPUR



Properties in Jaipur have been growing on a very rapid speed in last 3-4 years . 

The new planned Jaipur is growing on all sides .

If we see jaipur as a circle and divide it in four parts like East part (Agra road ) to South part ( Tonk road) from South part ( Tonk road ) to West part ( Ajmer road  )
from West part (Ajmer road ) to North part ( Sikar road ) 
from North part ( Sikar road ) back to East part ( Agra road  )
All the parts of Jaipur have witness massive growth in last 3-4 years of about 2-3 times.

Let me explain you , If you have brought a Land in Jagatpura  in an 90b status colony for Rs.13000 / sq.yard in oct 2010 than today its value will be Rs.32000 / sq.yard .with JdA patta.

Its same for all the areas like C-scheme,Subhash nagar,Tonk road,Niwaru road, Ajmer road , Bani Park,  Vaishali nagar,; Raja Park  Jawahar nagar , Sikar road and so on....

Some of the Jda planned societies have seen Exceptional Growth for example, if some person have invested money on Land in JDA teelawala staff colony in Jagatpura,Jaipur at the price range Rs.3- 4 lakhs for 162 meter in year 2006  than today value of that land is Rs.52 - 54 lakhs.

so the numeric figures are speaking it all ,growth of 14 to 18 times in  last 7 years time.

Despite of such a increase some areas  are still undervalued like Agra road. 
 for example Agra road ( Prim Vrindavan ) though it also increased from Rs.4000 - 4500 per sq. yd to Rs.14000 -16000 / sq.yard  in past 3 - 4 years despite of this increase it has still a potential increase to Rs.24000 - Rs.28000 / sq.yd because the distance from Jaipur centre "0 km" to this area is about 13-14 kms  and if you go towards any side 13-14 km  from "0 km " of Jaipur  you will find these rates in just two area Agra road and Delhi road .

About 1-2 decades back Agra road was known as kachi basti area before 10-15 years and there were most of the labour's and slums of Jaipur residing in this area though they have moved to further places leaving this area but this tag is still there "kachi basti area " for Agra road and the area from left side of Agra road is frozen for ecological zone and the most of the land belongs to Van vibag and in Prim vrindavan which is on the right side of the road only a few house ( less than 10 ) are built till date because of this reasons.
so in years to come people will see lots of development to go in this area's

  1. I was not sure about investment in property but after reading your article i feel may be i missed the rally of such a hike but better late than never i will soon buy property and become part of its growth.
