TIPS FOR DEALING WITH BROKER,DEALER OR PROPERTY AGENT IN JAIPUR

So many people are looking forward to enter  property market in Jaipur.The first place where people search property in Jaipur is the local classified newspaper which shows the ads from different areas but while searching for the property required people usually don't find so many options in newspapers property classified , there are very few ( less than 10 % ) direct property owners who are giving ads in newspaper others are all the Property agents, dealers , brokers of Jaipur who are giving ads of the properties which doesn't belong to them directly, so maximum number of  people usually have to go to a local property agents for searching the options which are available in that area.


One other option is to search on the internet for the property classified website which are present , there also the situation is the same like newspapers classifieds most of the property listed on the property classified's are through property agents, brokers, dealers of Jaipur, also a big number of Jaipur renowned and large scale builders are listed in those sites who offer mostly flats  in all areas of Jaipur  but there also people don't find good deals . Housing projects, flats which are registered on this sites usually offer rates which are more than the existing price, If a person approaches the local agents in that particular area they can find same type of deals at lower prices.

So in order to buy property in Jaipur , in most cases one has to interact with the local property agents of that particular area of Jaipur and to deal with property agents in Jaipur is not easy task as they have a very good knowledge of  local properties and also their profession require to pass lots of information about the property which they are selling and most of the time property agents are passing the information which they themselves are not sure of, like sometimes while selling the unapproved property always say that in few month JDA is organizing the camps to issue JDA patta in that society but actually they themselves are not so sure about that, sometimes while selling the approved property they don't inform complete details there are many society which are approved but there is Court stay going on there , which usually they don't inform you about.

so out of our knowledge we are providing you some tips which will help you to find out the truths and facts about the property you are looking to buy.


1. FIRST THING TO ASK IS " IF THE DEAL IS DIRECT OR INDIRECT".


Whenever Property agent in Jaipur show you any deals or property , ask the agent if the deal is direct with the original property or is it through some other dealers. All the properties which the property dealers in Jaipur show you are not directly available with them , the Property dealers in Jaipur usually work in partnership or groups of agents of Jaipur ,who share the properties available with each one of them because usually the person who wants to sell the Property in Jaipur goes to one agent and ask him to sell the property and give him the details but it is not compulsory that the buyers who want to buy that property goes to the similar broker, so most of the dealers have formed a kind of net among-st them, which helps brokers to rotate the buyers and seller within their network.

For example there is a Property agent in Jaipur in a particular area of Jagatpura  (no.1) and he came across a Party "A" who want to sell his land of 200 sq. yd in that area @ Rs.20000/- square yard so he passes on the details to this Property agent (no.1),then this Property agent (no.1) discuss this matter to a number of agents in the persons network available in whole Jaipur .

And at the same time there is a buyer who want to buy a land in jagatpura meets other property agent (no.2) who is connected with the property agent (no.1) than what they will do that they will arrange a meeting first among-st themselves ( agents no.1 & 2) , agents will then plan a strategy to offer the price to the buyer who want to buy that land @Rs.21000/- square.yard and then both agents will go with buyer to show the land and they will try there best to convince him for the price @Rs.21000/- per square yard,

if the buyer offers @Rs.20000 to RS 20500 per square yard then they will reduce same amount with the seller and give him offer of Rs.19000 - 19500 / square yard ,
now suppose they both are able to pull the deal @Rs.19500 / square yard from the seller and  are able to convince buyer @ Rs.20500 / square yard,
than what they will do is to introduce a middleman man from there side and make a agreement with the seller @Rs.19500 / square yard and take the photo copy of the papers from the seller and take time for payment about 1-3 month from the seller and then this middle man will be introduced as the seller to the buyer and will be shown the photocopy of original papers plus the agreement from the seller and this middle man will again make a agreement to sell this property to buyer and will give him 15 days to 1 month less time as compared to what he got from the seller and the deal will be finalized on 5-10 % of amount of advance money, the same amount will be passed on to the original property owner, after final payment is made from buyer to middle man the original property owner will be paid this amount and difference will be shared between both property agents Rs..1000 / sq. yd. multiply with 200 square yard = Rs.200000/- plus 1 % commission which both the agents will take from there buyers and seller ,which is a standard rate in the market and some place this standard is 1-5 % even.

so you see the seller & buyer both are not getting the price which was original price of that property , so i am trying to say is always buy the deals which are direct with the property agents and tell them you will only do the deal which the person who is in possession of the original documents and also the person name is mention on that papers also try to fix the commission to 0.5 to 1 %  with the agents before taking any final decision, this way you can get the properties in Jaipur at the right price through the right person.

2.   DON'T BELIEVE BLINDLY ON PROPERTY AGENTS 


Property agents in Jaipur will create a spider web for you , if you are a buyer they will show you many properties in Jaipur,  half of them will not be available even then they will show you the properties and as soon as you take interest in that properties they will say will talk to the seller and revert and after 1-2 days they will tell you that it is already sold and market is very good, people are buying properties in Jaipur very fast, this is way they will play with you mind and create a hike in your mind that properties deal are very good deals and once you see any good deal don't even think before buying , don't bargain and give them a chance to earn higher profits in between.

If you want to sell your property than dealers will give you a completely different picture, they will again show you lots of properties in Jaipur and will say nobody is buying now a days and market are very bad and people are ready to sell under the market price because of the need in money , they know exactly if someone wants to sell the properties in Jaipur the person is in need of money otherwise people won't sell the properties they have, so what they do is to give you a scenario of bad market and try to cut your prices as much as possible.

so try to be patient in both selling and buying the properties, don't believe blindly on what agents have to say about the market , there are always good buyers available for the properties in Jaipur market, your job is try to find them through newspaper ads , online websites ads and also keep the good, reputed local property agents informed about your property details but don't show them your urgency to sell the properties.

3. NEVER GIVE AWAY COPY OF YOUR PROPERTY PAPERS BEFORE RECEIVING ANY ADVANCE

Property dealers in Jaipur will always ask you the photocopy of your documents whenever you tell them to sell your property but you should strictly tell them once the deal is finalized and after you have received a big amount as advance then only you will give them the photocopy of the original documents to the buyer.
Whenever someone gives dealers photocopy of the documents without the finalized deal , agents keep giving you low offers and once agents are not able to sell your deal in market than they will pass a false words about your property to other agents present in their net that your particular property can come in lower rate as the seller has given the documents copy and seller is in urgent need of money , this will make a negative impact on your property because whenever either you trying to offer other agents or some individual you are trying to sell, may go to other property agents of Jaipur for the feedback of the your property then the same negative feedback will be passed on , so you have to be careful don't give away the copy of the documents , don't show urgency in selling the property, never depend only on agents to sell your property , give ads in newspaper property classified and online property classified websites, so that the buyer can contact you directly.

4.  FIX THE COMMISSION OF THE PROPERTY AGENT IN JAIPUR BEFORE FINALISING THE DEAL.


Never assume for the commission as fixed for the deals, Property agents will try to take more and more commission possible, strictly tell them about 0.5 % to 1 % in normal case and if your property was in odd shape , location or condition than you can fix that according to your situation 1% - 2 %.

5.  ALWAYS BE IN COMMAND ABOUT YOUR PROPERTY AREA

Try to interact with more dealers in the locality where your property is located because you can gather more and more information about your area from them, so that no property agents in Jaipur can give you false information about your area or property , like this the property agent with whom you will deal will understand that you have a good knowledge of the area and the person cannot push you to reduce the price.
