"INVESTING ON LAND IN JAIPUR, FOLLOW OUR ADVICE AND TIPS"


Today's world we have to be very cautious in buying even a small thing and buying Property in Jaipur is such a big money transaction , so we have to be more careful in the procedure.


After a person has locked the decision to Buy a Land in Jaipur you must keep the below list in your mind before taking any final decision.


1.   JDA APPROVED PROPERTY IN JAIPUR.

Whenever you are purchasing Land in Jaipur you should always keep in mind if the Land title is JDA APPROVED or not APPROVED. because not approved, then the person are going to miss many benefits like Nationalized bank loans,easy reselling, proper roads , proper water supply , proper sewage system, proper approach to the locality, possibility of  rates increase of such property is low , Garden facilities, permission of building construction  through JDA , and many others facilities...

2.  SEE ALL THE PAPERS OF THE PROPERTY ARE WITH THE CURRENT OWNER.

Land documents have a very important role in buying Land in Jaipur, if the current owner is not in possession of all the Original Property papers then there are chances that the person has taken some type of Loan's from the Banks against that Property because Banks don't give any loan without keeping the papers of the property.

3.  MUST GET ALL THE PAPERS CHECKED BY A PROPER PROPERTY LAWYER

There are many Lawyers who are doing regular check of papers related to Properties in Jaipur. There role is to check all the papers properly like if the current owner of property is registered in Jda , Property title, If there is any loans from bank  or any other financial institution , Jda dues , other dues with different government departments, if the property documents are registered from Registrar office , Stamp and Revenue duties have been paid in full , and many more which they can get it checked for a small amount of fees.


4.  CHECK THE FACING OF THE LAND.

According to Vastu shastra the best facing is the one which faces the rising sun (i.e.) EAST facing are known to be best facing of Property In Jaipur , after that is NORTH facings, then its WEST facings and the last one is SOUTH facings , normally while buying any Land in jaipur people usually follow this vastu rules , SOUTH facing properties are often sold at 5-10 % less price than current  market prices because there are very less number of people looking to buy such Land's in Jaipur but there is always exception .There are also some people who only prefer to buy SOUTH facing Land's as it brings good luck to them but those kind of people are very rare to find .It becomes difficult to sell such kind of Land to general people.

5.  AVOID PLOT WHICH IS AT "T" POINTS .

According to Vastu shastra "T" point is consider bad for having a home, land, house  in Jaipur. T-point is referred to a place where 3 way road meet. It is consider bad for health issues , prosperity issues and there is a belief that lots of problems surround you in your life if you are residing in a "T" point Land.
Such properties are often sold at 5-15 % less price than current  market prices because there are very less number of people buying such Lands, house, home in Jaipur.It is very difficult to sell these kind of Lands to general people.

6. EQUAL DIRECTION ON ALL SIDES SQUARE OR RECTANGLE IN SHAPE.

Land which you are buying must be straight in nature , it should square shape or a rectangle in shape .The rectangle also should not be a big rectangle , if we consider front of the Land as 1 time than depth of the Land must be 1 - 2.5 times that is known to be a good measurement in Land.
Suppose a person is getting a Land deal in Jaipur which has 30 feet front and its depth is 90 feet then it becomes 3 times of the front and its not consider good according to Vastu shastra.

7.   LAND SHOULD NOT BE EXTRA LENGTH FROM ANY SIDE

The Land in Jaipur which a person is buying is on 30 feet in front and one side depth is 60 feet and other side depth is 70 feet and also the back side its 35 feet than this type of Land is not consider good and usually this type of land are often sold at 5-15 % low price than the current market price.

8.  ALWAYS MEASURE THE LAND BEFORE MAKING FINAL PAYMENT.

Sometimes the sizes mention on the paper are not same as on the actual site . You must take a inch tape to measure the Land which you are buying and this must be done before making the final payment and if you find anything less as compared to the papers then you have to only pay for what you are getting without getting involved in the headache of missing length of the Land.

9.   CHECK THE SURROUNDING LOCALITIES OF THE LAND.

Before taking the final decision you must check all the surrounding areas and facilities that are available like marketplaces, transportation , schools, colleges, distance from railway station , airport & bus stand. All these things matter in day to day life so you must check about all this facilities.
